OUR CANCELATION POLICY

CANCELLATION POLICY:

The full rental amount is due and payable 60 days prior to the arrival date. The full rental amount will be refunded with a 60-day written notice prior to your arrival. If written cancellation is received less than 60 days but more than 30 days prior to scheduled arrival date, ½ of the full rental amount will be refunded. No refund will be given for cancellations received less than 30 days prior to the scheduled arrival date.

All short-term reservations under 180 days are based on actual conditions, actual inventory, today’s laws and HOA rules and regulations, subject to change without prior notice.

The above cancellation policy is reciprocal for the guest and the owner of the property.

DEPOSITS:

A rental deposit is required to guarantee your reservation. Usually $300-$500 is required for rental periods of less than one month and $500 or higher for rental periods of one month or more.

This deposit will convert to a security deposit after you check-in. This deposit will be refunded within 30 days of checkout if no claim is made.

RENTAL CONTRACT:

Pool/spa: Tenants will assume full responsibility for pool/spa safety and security for family members and/or guests: Tenants will take all necessary measures to safeguard the area in and around the pool.

Use of pool/spa by minors will be permitted only under the close adult supervision. Tenant(s) also agree that during the rental period the owner and their agent will be held harmless for any and all accidents for injuries in the pool/rental property or around the pool/rental property area.

Child safe fence is provided for guest use in Palm Harbor house. If you have small children please fence the pool for your and children safety. Fence is stored in the garage.

DURING YOUR VISIT:

  • No smoking in the premises.

  • People other than those in the guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of guest.

  • This home is privately owned. As such, the owners and property manager are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The homeowners and property manager are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

  • Keep the property and all furnishings in good order.

  • Only use appliances for their intended use(s).

  • There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. If you need maid service during your stay please let me know ahead of time.  

  • No children are permitted in swimming pool/hot tub at any time without adult supervision.

  • No refunds will be given for storms.

  • Do not move the furniture.

  • Do not do your laundry with ours, please always wash and dry your belongings separate from our linens.
